Same tenants since 2011. On a 6 month lease. They have sighned the renters insurance waiver every time. I have started renewing the lease every 6 months cuz I noticed they were not keeping up with the inside or outside of my house. So they are saying they can not sighn the E-Z landlord waiver form . They say that the form waives some of there rights ?? I told them it was just saying that they do not wish to purchase renters insurance. So what is the CA law .. what is my landlord rights. I want them to have renters insurance or sighn the waiver.HELP

If there is a clause in your lease agreement that requires renter's insurance the tenant would have to either purchase renter's insurance or sign the liability waiver. if insurance is not in the existing lease agreement you would have to wait until the lease term is up to set up the agreement or not renew lease with these tenants. It is something to not take lightly and if anything happens the tenant should know they are liable. Good luck. :)
