Landlord Question and Answer Forum
I have 2 tenants, each in their own apt unit next door to one another who do not get along. One is Caucasian and the other is African American. After numerous arguments over various things, (both have complained to me about the other), the African American is now telling me that the caucasian tenant used racial slurs with her and that "hate crimes" have occurred. The other tenant denies this. Do I have some obligation in California to intervene and determine which person is right and wrong here?

You may want to intervene though you do not have the responsibility to. If there is a crime on your property however it could come back to bite you. You can always have them switch units or offer a early lease termination.
