I have my home listed for sale. My tenants are on month to month lease. They are not being cooperative in showing the home and I want to give them 30 days notice. The lease date is the 9th of each month. Can I give them the 30 day notice now (6/26/2015) to take effect on 7/26/2015) or do I have to make it effective 8/9/2015?

Yes they can be told to leave the property on the 7/26 as that is a full 30 days notice. You also want to let them know that you have filed this to the court with a Service of Notice, so that the tenants know this is a serious matter and they must abide.
