This question has come up.
Tenants came into office to sign a stipulation from our attorney.
Spouse was ill, so husband took doc from office, then returned with
wife's signature. Or pool doc, annual agreement, can it leave the
office then dropped off with signature? Or must tenant be present,
in office then sign?

In most states you do not need to have a witness or notary. Be sure with an attorney to what your state laws are this would probably only take a phone call to a real estate attorney and would probably be free advice.
