My tenant has until May 1 to sign the new lease agreement. If it's not signed by then, what legal steps do I have to follow after that? Is it a 72 hour notice? If they don't sign the new lease and agree to the terms of the lease, I don't want them on my property.

If the 30 days notice has already been sent to reply and sign to renew the lease you can give them the notice to vacate that is required by your state.
