This is my first time renting my property. I purchased the Residential Lease Aggreement from this site for Texas which was signed by myself and my tenants. My question- the tenants had 2 old industrial refrigerators stored in the garage. One of them shorted and caught the home on fire after only living in the property for 2 months. They have sent me a certified letter requesting the security deposit back. Am I responsible for payment of this deposit or since it was their equipment that caused the damage would they be liable for the damages it caused?

Did you require them to have have renters insurance and they did not have it? If so they were in violation of the lease. You may be entitled to the security and any costs that you would have needed to pay for the repairs or homeowners cost. Because it was their equipment you may also be entitled but you may want to get official legal advice or a Lawyer since they already sent a certified letter.
