I have a tenant who purchased a house (without telling me they were looking) and their lease isn't up until April 30, 2014. My understanding is that under NC Law that the tenant will be responsible for the remaining rent until the house is rented. Is this correct? Can I also charge them for preparing for a new tenant and advertising? If their lease is an automatic term renewal, do I have to release them from the contract?

They must pay the rent till the end of the lease. I don't think you can charge them for preparing for a new tenant/advertising. Make sure you read your lease thoroughly to make sure there aren't any loop-holes.
