Hi there,
I have a tenant that I have just served a 30 day vacate notice who has now broken another window in my home. He is also continueing to have overnight house guests in the home. Which by the way, this tenant only rents a master bedroom in the home. the original rental agreement was not for him to rent the house; only a bedroom. What are my rights and what can I do as the property owner to prevent this tenant from destroying my property further before his 30 days are up?

Unfortunately, there isn't much you can do before the 30 days are up. You might want to get a police report for destruction of your property; you may also need to use it in court (along with pics) if you have to take him to court.
