Hi! I have a tenant with a fixed terms lease on my single family house. I want him out at the end of the lease, which is about 35 days away. He is saying that because the rent was paid month to month, I need to give him 60 days notice. This is in Los Angeles, 90039 zip code. Does anyone know the amount of notice, if any, that he needs to be given? And if he doesn't want to comply with the terms, what can I do? Thanks in advance!

Most month to month leases require 30 days notice, however it can vary. Contact your local housing dept or court house.. or do a little internet research. If the tenant wont comply, then eviction is next. Good Luck
