Landlord Question and Answer Forum
I have a month to month rental in Connecticut. Is the tenant required to give me a 30 day notice when he's leaving? Unfortunately, when I bought the place this tenant was there with no lease or security deposit or last months rent.

RE: does tenant have to give notice when leaving?
When you bought the place and there was no lease and no security deposit, you should have instituted your own lease and your own security deposit.

RE: does tenant have to give notice when leaving?
Google: Sec. 47a-23. (Formerly Sec. 52-532). Even though you do not have a written lease, an oral lease is in place. You would give this tenant a notice to quit. IF they do not vacate, then you can start eviction proceedings. Connecticut does not have specific notice requirements for ending a lease unless it was agreed upon. Check out the statute above, I think it will help.
