My tennants are always late and I want to terminate current lease and go to a
month to month..is that possible and are there any advantages?

You signed a contract with the tenants for a particular period of time. You can't just unilaterally cancel a contract. A contract is between TWO parties; it's not one-sided.

In your lease you should have a clause that allows you to change the contract with a 30 day notice. Also there should be a limit as to how many late payments will be accepted in a twelve month period without the tenant being in default. When that limit is reached you can evict.
