I am a relatively new landlord. this is my second renter in my condo. They had a year lease 15th to 15th and decided that they wanted to renew the lease but we didn't get around to signing another so it has reverted to month to month. They have since given me a 30 day notice on the condo. Fine. They moved by the 1st ( within the month) and returned their keys.
In the mean time I found another tenant and told them they could start moving in but we would start the lease on the 15th.
Do i owe the tenant that moved out 15 days rent along with the security deposit which is 1 month?

If the tenant had the unit until the 15th and chose to leave on the 1st that's their choice. As long as you're not collecting double rent you're okay.
