Landlord Question and Answer Forum
I have a tenant who is about to move out and is on a month to month lease. Prior to them moving in, we replaced all the flooring and carpeting. They have been in the house for about 18 months and now there are numerous stains in the carpeting that I need to have addressed prior to the new tenants moving in. I'm planning on cleaning all the carpets.,.. Can I use the security deposit for this cleaning endeviour? If yes, is this something I would mention on our final walk through?

Mention the stains and tell them that if the stains can not be removed, you may have to have the carpets replace and charge them a pro-rated cost. -----Disclaimer: Since I’ve been answering a lot of questions, I thought I would make the following statement.
