I am a MA landlord. To remove a tenant as quickly as possible, I took a 2-prong approach and served both a 14-day Notice to Quit for Non-payment of Rent and also a Non-Renewal Notice. I later read on a website that this is not allowed--that I have to give only one specific date by which they have to move out. Does this mean that both of the Notices I gave them are void and I have to start over again? I was hoping to pursue both courses of action and go with whichever one yielded a Possession Judgement the quickest.

I believe you need to handle them one at a time.
