I am a landlord, has a house rent for a couple with 2 kids for little about 2 years, the contract will end Aug 1st, tenant start not pay June rent, was told they separated, only husband live there, has been pay late each month since this Jan.
want should I do

Charlie, I would send a late notice. Then after the notice is received, I would send them a notice stating that their rental term will not be renewed and will be ending in Aug. This way they know they first must pay.
