I have a resident who moved in 7/8/2011. Their lease expires 7/31/2012. I would like to give them a 30 day notice of Termination. I understand that if they are here more than 1 year 60 days is required. It is less than 1 year right now, but will be more on 7/31/2012 so can I do 30 day?

Just looked this up online. ORS 90.427(3)(c) - A 60 day notice period is needed for a no cause eviction for all tenancies of more than one year. The 30 day no cause eviction period remains for tenancies where any tenant has lived in the rental unit for less than one year.
