Landlord Question and Answer Forum
We were in the beginning process of evicting a tenant. Appears he has moved, left a few things in the house. But. he left the garage door opener and one key. ( He had lived with his girlfiend and she had a key, so one key is outstanding.) Does this action signify he has ended his committment to the lease?

I think it would be reasonable to assume he is done and turning over the apt.

Do your due diligence so that you can prove that you made every effort to contact both of them to verify that they have vacated the premise.

Check to see if the gas / electric / water / garbage has been removed from their name. This is a good indication that they have moved. I would also change the locks as a safety measure. ----- Disclaimer: Since I’ve been answering a lot of questions, I thought I would make the following statement.
