Landlord Question and Answer Forum
I am a CA landlord and I have a renter moving out. The front lawn is completely dead and the lease stated they are responsible for the maintanance of the lawn. It's going to cost $1800 to replace the lawn and sprinklers. Can I deduct from the deposit?

You may be able to charge them for re-seeding or sod but not for the sprinkler system. You may also be required to show pictures of before and after if it goes to court. Are you sure they are responsible? Some grasses look like they're dead during winter months.
