Is it good idea to send a 3 day notice with a 30 day notice when eviciting a tennet.?

I would think that you either want to remove your tenant due to default (3 day) or you just want to remove your tenant. (30 day) If you have sent the 30 day and the tenant remains as a holdover PLUS does not pay rent, then you may be able to send a 3 Day.
