Landlord Question and Answer Forum
I have gone through the eviction process with a tenant all the way through their stuff being set on the curb by the sheriff and friends.
My question is what rights do I have as landlord to remove a junk, non-running, up on blocks automobile they left behind?

RE: Stuff left behind
Most states that I'm aware of usually have a clause that you have to hold onto (store) the junk for a period of time at the tenants costs (if you can ever recover it) and then you have all rights to dispose of the junk (it's usually considered abandoned at that time). Just make sure you follow your states laws and regulations as they do vary, but you most likely will need to at least try to make contact with the previous tenants (via certified mail) and give a notice of the end date to pick up their items.
