Rented to an auto repair shop in Nevada. Lease is up at the end of May. Am I legally able to not re-lease to the current tenant or drastically change the language in the new lease to force him to not re-lease?

Yes, you can non-renew his lease agreement, or require that he sign a new lease agreement if he wishes to stay for another term. You'll have to give a certain amount of notice however - usually between 30-60 days.
