We have tenants who want to end their one year lease three months early because they don't like the neighbors. What I need to know is do we need to give them a 30 day/60 day vacate notice? and will they HAVE TO stay in the home until we find new tenants. Last question is can we keep their deposit if they break the lease and leave the home empty and use it toward rent if we have not found a new tenant. P.S. the home is in California were the laws favor the tenants in many situations. Any help would be appreciated!

You don't have to give them notice if they're the ones breaking the lease agreement. If they move out early, you can keep the security deposit to cover "actual damages" including rent lost until you find a replacement tenant.
