Renter called me today and said he is terminating his lease effective in 60 days. He believes that the lease only requires a 30 day notice. (He asked for 60 days to prepare to move). My understanding was that if he left early before the end of the lease, he would be required to pay the rent until it was rented again. As I re-read my lease agreement, I do wonder if my language was too vague. Below is the language of my agreement. So, is he responsible to cover the rent for the remainder of the lease? I live in Alabama.
1. TERM OF LEASE AGREEMENT
The Lease agreement will begin on December 15, 2010 and will end on December 14, 2011
20. ENDING OR RENEWING THE LEASE AGREEMENT:
At the end of the Lease term, this Lease Agreement shall automatically continue on a month-to-month basis. The Landlord or Tenant may end this Lease Agreement by giving to the other 30 days prior written notice before the end of the Lease Agreement.

RE: Renter terminating 7 months early
That language means 30 days before the end of the lease term. You can hold the tenant responsible for rent until you get the place re-rented.
