what should i do if i've already given a thirty day notice.
the tenants then paid , second time being late late.
i've heard it all. now i just want them out.
i already feel this month will be late also.
is there anything that i can write out that lets the tenants know that, this time it's for real.
late one more time, then you must move.

RE: fed up!
If all fails, wait till their lease is near to expire and send them a 30-day non-renewal lease notice due to late payment.
