Thanks in advance. First time landord. Problem = lease agreement states tenant will transfer utilities to their name and pay after move-in. To-date (3 months later) Tenant has not done so (last utility bill was in excess of $400) and they have not paid (or) transferred the utilities so it'll be coming from my pocket.
Another wrinkle, the tenant paid a full 12months upfront...not sure how this would affect decision in court.
So far, a violation notice has been sent to tenant. Next step (I guess) would be a notice to vacate, and then proceed with eviction suit. Any advise?

That's correct, it's time to serve them with an eviction notice, followed by filling in court for eviction.
