Late rent and leaving early

I’ve got a tenant leaving, moving out without notifying me. She has not paid this months rent - 17 days late. She has only satisfied 4 months of year lease. She verbally told me she wanted out. She agreed to pay the early termination fee. And I gave her a copy of early termination contract. She has not signed. She repeatedly promised me she would pay me with her tax refund. But has not. And will not communicate with me. Today, neighbors tell me she’s got a truck and moving everything out. What do I do?
