I had a tenant move out and the expenses incurred to bring the property back to the original state exceeds the deposit that was paid. What are my options for recovering the expenditures. (It appears tenant made alterations due to the install of a home business and had an indoor pet that was in violation of the lease agreement). Can a landlord report the debt owed to the 3 major credit bureaus?

You send a bill to his last known address give 30 days to pay, If not paid you sue, get a judgement, and go after his pay.

we just had a tenant move out, he left doing extensive damage to the appliances . and grease clean up. How do I attempt to collect our cost? He also left owing the last month rent and late fees.
The apartment is in CA.
