9yr CA Month-to-month lease says 90 days notice am I tied to that

I have tenants with a CA Month-month Lease from 2012, that says 90 days notice must be given by tenant or landlord to end lease. I want to sell the home. But CA says 60 days notice is required. Am I tied to what the lease says (90 days)??
