Landlord Question and Answer Forum
Ok so rent was due August 25 for the month of July 25 to Aug 25.The tenant contacted me the first saying rent would be late and they would try and have a deposit in by the end of the week , which nothing has happened no deposit. What is my first step Demand for compliance later or do I need to give them a 30 day notice first?

rent should be paid in advance. you pay the rent for 25 July - 25 Aug on or before 25 july. you should give them a pay or quit notice. it gives them like 5 days to pay before you file for eviction at the court house.
