Ok so rent was due August 25 for the month of July 25 to Aug 25.The tenant contacted me the first saying rent would be late and they would try and have a deposit in by the end of the week , which nothing has happened no deposit. What is my first step Demand for compliance later or do I need to give them a 30 day notice first? Thanks

rent should be paid in advance. you pay the rent for 25 July - 25 Aug on or before 25 july. you should give them a pay or quit notice. it gives them like 5 days to pay before you file for eviction at the court house.
