Landlord Question and Answer Forum
I rent rooms at a three bedroom house. Rent is due weekly. Tenant hadn’t paid rent in 6 weeks and hasn’t occupied the room in 4 weeks. He would not return my calls so I resented the room and moved his personal items to onsite storage. Now he’s charging me with illegal eviction. Any ideas on how to handle this.

Is he actual suing you? Tell him he abandoned his stuff when he didn't pay, was absent, and would not respond to your communications. Offer to give him his stuff back if he signs a release.

if he does suing, counter for the 6 weeks rent, cost to move his stuff and the storage.
