A couple moves into an apartment, where four friends split the but the lease is designed that way. One roommate, the boyfriend of one of the tenants. has been evicted from the property as the landlord; do I have the right to band him from the property? the property is in NY state.

You would have to re-issue the lease without his name. After that, call the cops as he would be criminally trespassing.
