My tenant moved out after a 30 day notice, but left the home with damages that are over $13,000. Can I sue the tenant for the full amount in AZ ? Small claims is only $3500...Is it worth spending more money to get the Judgement to save future landlords, and I may never see the money? Super Frustrated, and changing future leases to reflect inspections every 6 mo.

If tenants have caused all those damages, file a case in the court against them. But first of all, learn all the laws in your state before step into the court. Also, collect all the proofs of damages caused by the tenants. For that, hire a professional home inspector and collect a home inspection report as proof.
