The lease term has expired and reverted to month to month, the Tennent has occupied the property for more than one year. CO state "notice to quit" rules require a 91 day notice. The original lease agreement only required a 30 notice to terminate. However since numerous violations of the lease agreement have occurred must the owners give the Tennent a 91 day notice?
