1.How long in the state of Washington the security deposit should be returned to tenants afrer they vacate?
2.Do tenants have to pay for the cost of cleaning the carpet after they vacate? Carpet was brand new when they moved in.
3. Tenants left permanent stains on carpet min one of the rooms. Can I deduct from security deposit the cost of replacing carpet in the room?
4. They also left stains on kitchen counters and kitchen floor (linoleum ) . Do they have to be respinsible for cleaming?
5.Are holes from nail on walls considered normal tear and wear? What about bigger holes, one incg?

per google "Landlords in Washington have 14 days from the date of lease termination or a tenant's move-out date to return the portion of the security deposit owed to the tenant."

2. it should be spelled out in the lease if they have to clean the carpet. I require both the carpet cleaned and the house professionally cleaned. 3. Yes 4. depends on the damage they might be responsible to pay for replacement. 5. Some nail holes are to be expected.
