I have just one rental house and this current tenant is habitually late. I have just served a termination of lease letter. I want to sell the house and the tenant keeps saying he wants to buy it. Can I move tenant to a month to month lease now that he has broken the original one??

You can write up a new lease for a month to month and put in it that the terms of the new lease are binding and any other agreements are null and void.
