My tenant is responsible for all utilities. I learned in September she didn't has any gas (furnace is gas). At that time I sent a notice that this must be corrected. Fast forward to last Tuesday she contacted me that her pipes broke, no gas. I have severe water damage. She still does not have the gas on and temps are dropping to wonder chills of -35 this week. I have sent her information for charities to help....how fast can I evict to save my pipes!

Fix the pipes because it's your building! Then, if she refuses to pay, file for a court date at the county courthouse.
