I had a tenant move out, they said they left the keys in the unit. They are nowhere to be found. I want to believe them but the keys aren't there. Now i need to have a locksmith out. When I showed up the door was unlocked. Should I charge them?

Hello Bob and thank you for joining the forum; Of course you can charge them - but if they contest, you may have to explain to a judge as to why you needed the services of a locksmith when the door was unlocked?

Just go to homedepot and buy replacement knobs and dead bolts get the ones you can rekey yourself. If takes about ten minutes to install a knob and dead bolt and the rekeying feature lets you change the key after every tenant.
Cost 20-50 a door unless you need really fancy.
