Does "last months" rent, that is paid at move in, get applied to damages to the house when they get evicted or is it just rent? Or is there a chance it doesn't get applied to anything?!

I take any funds that I have collected and use it towards any thing that is owed rent/damages. Create a bill showing what the money was used for and the amount of the outstanding balance or a check for any remaining money.
