Is it possible to have an eviction agreement set up with a tenant that states that the landlord holds the right to evict a tenant and terminate a lease for any reason. Tenant will be given at least 30 days of notice:

just do a month to month lease. If you want to get rid of them you just tell them their lease won't be renewed.
Of course they could still refuse to move out and you'd still have to take them to court to legally evict them.
