I had some difficult tenants who smoked in the house (against the lease) and left big oily stains on the carpet in one room. I replaced the carpet in two rooms because of the smoke smell, but I did the labor myself. I also cleaned the unit myself. If I, as the owner, do the work, how do I document/decide upon the amount to be deducted from the deposit?

Good morning, List the receipt for supplies used and how many hours at a rate you determine as fair. While this advise is late - you should try to use a professional cleaning company next time as that way the bill is next to impossible to contest if need be. Good Luck
