The original rental agreement was for $700 a month. When the tenant couldn't pay we verbally agreed to reduce it to $500 a month and sent her a new rental agreement to sign and return to us. Should we charge the original amount (she is two months behind) or the reduced amount on the pay rent or quit notice.

You will want to charge the amount on your most current lease. If one of the months rent was 700 and one month rent was 500. You will add the two. whatever she is behind she must pay. So if the agreement changed this month and last month rent cost 700 then she will be charged that much for that month.
