Landlord Question and Answer Forum
Hello, anyone have any experience with selling their home in Washington state while they have a tenant who has a lease still active?
Circumstances changed and I would like to sell my house sooner than I had anticipated when the tenant signed the lease for 1 year.

RE: Selling house before tenant's lease is up
To my knowledge, in every state the lease has to be honored by the buyer. Which of course shrinks your pool of buyers to people who don't mind leasing for at least the rest of the lease.
If it's really a long time before the lease is up, it's probably worth it to pay the tenant some money to move. Such as one month's free rent so that they have a deposit for a new place, plus help actually moving their things.
