Landlord Question and Answer Forum

I am in a dilemma here and would like some advice my Tenant was served a 60 day notice and at the end of the first 30 day tenant stated he would be vacating the unit on the 4th and we agreed that he would pay just the 4 days prorated amount. didn't hear from him again and when I went to enter the unit I found it a disaster and upon calling him he stated that he had not vacated the unit but yet there was just trash and detiris everywhere and I started cleaning. the conversation was recorded and I informed him that I was recording the conversation I immediately vacated the unit and emailed and served him a 3 day to surrender am I obligated to give him back the unit or not...????? please help me here its very unclear to me by the Georgia laws
