Hello,
My tenant decided to purchase a home 5 months prior to the end of their lease. The leased they signed clearly states they were required to submit a 60 day notice, which they did but now they are disputing the early termination fee and the prorated amount. I'm concerned I'll have to hire an attorney. Any guidance greatly appreciated.

They are responsible for the lease until the term ends or until you find new renters, whichever comes first. However, i would contact an attorney or do some research to find all the information you need.
