We rented a house to our son, including his live-in girlfriend as a 2nd tenant on the lease. The lease is month-to-month. We now want to move into the house ourselves. Our son can stay with us if he so chooses, but the girlfriend must go.
The standard lease termination wording provided by ezLandlordForms assumes all tenants must leave ("... you will need to vacate the leased premises by the end of your current lease term (date).")
How can we indicate the lease is terminated for both tenants, while indicating that only the 2nd tenant (girlfriend) must actually vacate the premises?

This doesn't sound right. Your son will most likely still have his girlfriend living with him. What i would do is end the agreement and start a new one.
