We have a tenant that gave us 20 days notice for moving out. DE requires 60 day notice, she is claiming that she felt unsafe but never gave us a written statement to that effect. We have not returned her deposit and she is demanding it. Do we still need to give her a 20 day letter telling her that we are not returning the deposit because of her breach of lease terms.
