Landlord Question and Answer Forum
I am the landlord and owner of a rental home in California. I provided my current tenant 60 days notice that I was not going to renew the lease. She did not pay August rent, but has moved out and vacated the premises. However, the tenant had allowed her 21 year old son to live with her for the past 5 months and now he refuses to move. He is not on the lease, but has been receiving mail, bank statements and has just recently (1 week ago) put utilities in his own name. How do I need to proceed a this point?

OMG that is awful! Get an attorney to help you handle this. looks like you've got yourself a pesky squatter.

Get an attorney and File an unlawful detainer. Non payment of rent, no lease terms is enough to file an eviction. http://www.dca.ca.gov/publications/landlordbook/evictions.shtml
