I have a question on Indiana guidelines when charging tenant for repairs at move-out. I had to replace vinyl flooring in kitchen due to damage by tenant . The floor was aprox 4yrs old when they moved in, do I use depreciation when charging tenant the repair fee of material and labor cost?

The amount it costs to repair after tenant has moved out. It would be nice to use depreciation. That would be more reasonable.
