Tenants whose lease expired on 7/31 still have furniture in the home, there is damage and the home has not been cleaned as they agreed to do. I have talked to one of the tenants. The other tenant that has been living in the home will not return my calls. How much time do I have to give them to get the home empty and cleaned? Can I change the locks and remove the items left in the house?

They are required to vacate when the lease agreement expired. Exception - agreement place rental into a month-to-month and you accepted payment for the month.....you can either (1) contact an attorney to start an eviction or (2) offer remaining tenant some $$$ to move immediately. . Always check state/local tenant laws.
