Does anyone have a legal type form or something the tenant should sign when they basically said for us to do the final walk through without them and said we are ok with whatever.

That means you should brace yourself. i really hope you held the security deposit. Do your walk-through and make sure to have given notice of the walkthrough and proof of notice. Also record everything for this final walkthrough.
